Like most visitors, we arrived on Maui and immediately wondered why it took us so long to get here. The light is different. The air is different. The pace is different. After a few visits, we stopped asking ourselves if we should buy a place and started asking how soon.

P410 caught our attention immediately. Top floor, end unit — which means no neighbors above you, no neighbors on one side, and ocean views from both lanais — with the West Maui Mountains and Haleakalā in sight as well. It sits in Building P, one of the best-positioned buildings in the Maui Banyan complex, directly across South Kihei Road from Kama'ole II beach.

We've spent many years exploring Maui — many of its beaches, one unforgettable sunrise from the summit of Haleakalā, and more sunsets from that main lanai than we can count. When we're not on Maui ourselves, we love sharing P410 with guests who are discovering the island for the first time — or the tenth.

The Property

How P410 has grown

We've invested steadily in P410 over the years — not just maintaining it, but genuinely improving it. New mini-split air conditioning replaced the old window units. New Roku TVs in every room. And in 2026 we completed a full remodel — new beds and furniture, new lighting, new artwork, and fresh paint throughout.

The goal has always been simple: when guests arrive, we want P410 to feel like a home, not a rental. Clean, comfortable, well-equipped, and thoughtfully set up for a Maui vacation.

A Chapter We'll Never Forget

When Lahaina needed homes,
P410 opened its doors.

In August 2023, the devastating wildfires that swept through Lahaina changed Maui forever. Hundreds of families lost everything overnight. The response from the broader Maui community — residents, businesses, and property owners — was immediate and extraordinary.

We made P410 available to Lahaina fire survivors who needed temporary housing. It was the least we could do for a community that had given us so much joy over the years. For a period, P410 became a home for people who had lost theirs.

Eventually, as survivor housing needs evolved and the community began rebuilding, we were able to reopen P410 to vacationers. We came back and updated the property — the fresh paint, new AC, new bedding — and reopened with a deeper appreciation for what this place means, both to us and to Maui.

Lahaina is slowly rebuilding. Visiting Maui remains one of the best ways to support the island's recovery and the people who call it home.

What we love most about Maui

Our beach

Kama'ole II is right across the street — and it's our go-to. Calm, swimmable water, a gentle grassy area for picnics, and lifeguards on duty. We love it in the early morning before the crowds arrive, or late afternoon when the light turns golden.

Haleakalā sunrise

Set your alarm for 3am. Drive to the summit. Watch the sun rise above the clouds from 10,000 feet. It sounds extreme — and it is — but this is the single experience we recommend to every guest, no exceptions. Nothing prepares you for it.

The lanai at sunset

Cold drink in hand, the sun dropping over the channel toward Lāna'i, turning the ocean gold and pink. Depending on the season, the G building may block the direct sunset view from the main lanai — the beach across the street always delivers the full show. We've watched many sunsets from both spots. Every single one is different. Every single one is worth it.

Road to Hana

Start early. Stop everywhere. Don't rush to Hana — the journey is the destination. Wai'anapanapa Black Sand Beach, the bamboo forest, Twin Falls. Bring snacks, go slow, and give yourself a full day.

Whale season

November through April, humpback whales fill the Maui channel. Our routine: spot a breach from the lanai, then head straight across to Kama'ole II for the real show. We've watched whales from the beach and from whale-watching boats. It never gets old.

The farmers market

We love Maui's farmers markets — fresh papaya, locally grown coffee, warm bread, Maui Gold pineapple. They do require a short drive from P410: the Kihei Saturday market is about 5 minutes, and the Upcountry market in Pukalani is the real gem if you're heading that direction. Worth every minute.

South Maui Gardens

A lush garden oasis within walking distance of P410 — our go-to for a casual breakfast or lunch when we want to stay in the neighborhood. The Kihei Food Oasis has 16+ food trucks, great coffee, acai bowls, and a beautiful tropical setting to linger in. Directly across from Kalama Park — about a 30-minute walk from P410 up South Kihei Road, or closer to 45 minutes if you take the prettier route along the Kama'ole beaches and shoreline. Opens around 5:00 AM (check their website for current hours) — get there by 7:00 AM before the line builds. The loco moco is outstanding, the banana mac-nut pancakes are the real thing. We want you to find the beach chairs and beach gear ready to go, not locked in a closet with a confusing key. The full kitchen means you can shop at local markets and serve fresh island meals.
